Seller checklist
Before it goes on the market
- Talk through your timeline, your next move, and what you owe on the home
- Get a market review so you know a realistic price range, not a guess
- Handle small repairs — dripping taps, sticking doors, cracked outlet covers, burnt-out bulbs
- Declutter and pack away about a third of what's on shelves and counters
- Deep clean, including windows, carpets, and the inside of the oven and fridge
- Tidy the outside: edges cut, beds mulched, house number visible, porch cleared
- Gather your paperwork: survey, tax bill, utility costs, permits, warranties, HOA documents
Getting it listed
- Sign the listing agreement and complete Michigan's seller disclosure statement honestly
- Set the asking price and decide how you'll handle showings and offer deadlines
- Professional photos — take pets, cars, bins, and personal photos out of frame first
- Listing goes live on the MLS and syndicates to the major search sites
- Yard sign, lockbox, and a plan for where you and any pets go during showings
Showings and offers
- Keep it show-ready: lights on, blinds open, surfaces clear, no strong smells
- Leave the house for every showing — buyers speak freely when the owner isn't there
- Review each offer on price and terms: financing, contingencies, closing date, occupancy
- Counter, accept, or decline — I'll walk you through what each change actually costs you
Under contract to closing
- Buyer's inspection, then any repair negotiation
- Appraisal for the buyer's lender; be ready to discuss options if it comes in low
- Title work and payoff figures ordered; keep making your mortgage payment until closing
- Schedule movers, cancel or transfer utilities, and forward your mail
- Leave keys, remotes, manuals, and spare paint; clean the home out completely
- Final walkthrough, then sign and hand over the keys at closing
